Here's a pitch that's bound to draw interest: Your beach home's a mini-playground all to itself, a place to chill out with family and friends and to lease out for visitors to relax and play.

Sounds enticing, and it's possible. At least one upscale house for sale on the Isle of Palms matches the description.

The 3,446-square-foot property is at 2701 Palm Blvd., a block from the consummate water attraction -- the Atlantic Ocean.

Built in 2003, the three-level residence is on the market for $1,799,000.

"This is the perfect spot right across from one of the best beach paths on the Isle of Palms," says Jenn Maher, Realtor for Coldwell Banker's Global Luxury Program, in the home's online information write-up. She is co-listing the property with Debra Whitfield of Coldwell Banker Residential Brokerage. Notably the quarter-acre property includes a turf walkway, blanketed by tall live oaks and palmettos, that directs homeowners and guests to the sandy strip at 27th Avenue heading to the shore.

Maher describes 2701 Palm Blvd. as a traditional house with a twist; living quarters are on the top tier and bedrooms a floor below. An elevator runs from the garage to the top floor, she says, and grand stairs likewise connect the second and third levels. A spacious interior touts a half-dozen bedrooms and four-and-a-half baths including a Jack-and-Jill connecting two guest areas. Hardwood floors accentuate most of the central living areas, tile marks the bathrooms and carpet cushions the bedrooms. A whirlpool tub distinguishes the master bathroom, and flat-screen TVs are in all bedrooms. There's "plenty of parking" underneath the dwelling, she says.

In the kitchen, 'We've got granite, stainless (steel appliances) of course, a lot of storage," Maher says. Other high-end touches include 9-foot-plus ceilings throughout and crown molding in the family room, which also sports a gas fireplace.

The home's amenities comprise a backyard swimming pool, spa, putting green and lawn. There are screened and open porches, and ocean views stand out from the top floor.

Owners signed up the property as part of a Vacation Rental Program. Historically, they have occupied the house for weekends and extended stays for half the year and rent it out the other half, Maher says.

"What I love about it is the location, the (resort-like) factor," she says. "This definitely can be someone's home and supplement (with leases) 50/50," the Realtor notes.

The house sits near a newly renovated grocery store and restaurants, close to Sullivan's Island and not far from downtown Charleston.

Another bonus benefit: "The house comes fully furnished," Maher says.

In the 2701 Palm Blvd. listing, Maher focuses on the elegant looks tied to its casual bearing.

"Vacation is all about location," she says. "Take a look at this quintessential beach house, offering great views, live oak trees and ocean breezes," according to Maher.

"This home, with its reverse floor plan has six bedrooms for family and guests, a large great room for dining and family gatherings on the top floor," she notes. The gourmet kitchen, which is open to a living area, touts high-end counters and appliances as well as a bar area with seating. She says the property rolls out "easy living" features such extensive landscape lighting, irrigation, thermal windows and doors and a driveway and circular drive.

Along with its pool and golfing area, the rear yard counts an outdoor shower and low maintenance turf.

According to Maher, the house is designed for "year round enjoyment (with) multiple porches for entertaining." She calls 2701 Palm Blvd. the right property "for a full time residence, great beach getaway, or second home."

Maher, as part of the Coldwell Banker Global Luxury Program, is involved with homes in the Charleston area priced at more than $750,000 and that qualify for the program, based on certain company standards. She is one of three certified agents as of now.

The listing Realtors will host an open house today 1-4 p.m. at 2701 Palm Blvd.
