Nebraska land rental rates down 2 to 7 percent, survey shows

A University of Nebraska-Lincoln survey shows farmland rental rates for 2018 are down two to seven percent, on average.

UNL Extension Educator Jim Jansen says even though their farmer-tenants face another year of tight cash flows, landlords have been hesitant to lower rental rates by much.

“We have landowners that are seeing a high land ownership expense, that primarily being property taxes,” Jansen says. “After accounting for that expense, trying to generate any kind of a notable return, for certain people, can be a challenge.”

The survey shows irrigated cropland rental rates on average declined between two and five percent. Rates for dryland cropland also trended lower, although some southern districts saw slight increases.

Pasture rental rates were mixed depending upon the district of the state. Most districts experienced declines of two to seven percent on pasture rents.

The survey findings are preliminary. Final results will be released in June.
