The last time No35 Hollywood Drive in Goatstown, Dublin 14, changed hands was three years ago - it sold in March 2016 for €560,000, according to the Property Price Register.

Although its bones were reasonably good at that stage, it still needed taking in hand. The decor was faded, the kitchen was poky and the energy rating was a fairly dismal F. It was also a little on the small side, at 1,206 sq ft, with an adjoining garage.

Once the new owners got going, the place was transformed in a short time. The garage is gone, having been converted to a family room. No35 is now extremely comfortable, bright and warm, and its new extended floor area comes to 1,345 sq ft. But if you want more space, the attic could be converted or you could extend farther into the 100ft back garden.

There are folding glass doors to the garden from the open-plan kitchen at the back, where there's also a roof light and a wood-burning stove. A separate utility and pantry can be found off the kitchen. As well as the former garage, now family room, there's also a front living room with a fireplace.

The first floor layout is much as it was, with three bedrooms and a bathroom, where there's a free-standing bath and walk-in shower.
