Dublin 16: Dublin 16 static in the shadow of Brexit uncertainty

Brexit seemed to hit every level of the property market last year, and D16 felt the impact strongly. Carole Ross of Sherry FitzGerald says she barely had a buyer or seller who wasn't knocked off by it.

"At the start of 2019, Brexit was definitely impacting the higher end of the market," states Ross. "But by the middle of the year, it was on everyone's mind. Nothing rocks a market like consumer sentiment. When that's rocked, people can't make decisions, and when people can't make decisions, they certainly aren't going to make a massive financial commitment like buying a house. So, when there are less people buying, it becomes a buyers' market."

Prices stayed pretty static for the year with a few exceptions. One-bed apartments dropped by 14pc and are now priced at €180,000 on average. This is down to investors leaving the market and more one-bed apartments for sale.

Bungalows on land went up in value by 7pc, from €700,000 to €750,000. Ross puts this rise down to the fact that this type of property is quite rare in the area, so whenever one comes on the market, there is a lot of interest.

Prices were strongest in Ballinteer, where buyers who are priced out of Dundrum turn to. Houses in walk-in condition were even more popular than usual due to the rising cost of builders. "Buyers definitely gravitated towards turnkey properties last year," says Ross. "There are buyers out there for the renovation jobs but they are trickier sales. I always advise clients to really do their research and get plenty of builder quotes before committing to the sale."

Ross finds it hard to predict the coming year. "It's very hard to say what will happen until Brexit has been sorted. I think prices will probably stabilise or even drop slightly. There's a chance people will take their time in regaining confidence in the market and sit on the fence for a while longer."
