Kildare South: M7 upgrade opens up new sites in south Co Kildare

Plenty of new homes under way means prices are largely unchanged in South Kildare on 12 months ago, despite slight undulations up and down between diffferent types.

Four-bed semis actually shed €20,000, taking them down to €265,000, while four-bed detached prices added €40,000, taking them up to €350,000.

There's a big difference in prices depending on location. The two largest towns in this market are Kildare and Newbridge. With 8,600 residents, buyers can expect to pay around €40,000 less for a three-bed semi in Kildare than in nearby Newbridge, with almost 23,000 people.

However, both are set to benefit from the near-completion of improvement works along a 14km stretch of the M7. That's a big relief for local commuters, who faced delays of 30 minutes on journey times to and from Dublin.

According to agent Charlie McDermott of Sherry FitzGerald McDermott, improved traffic flow along the upgraded motorway is a great boost for new homes in South Kildare, with new commuter-friendly sites opening throughout the region.

"The project is effectively finished and although there are still some outstanding works to be done, the improvements have made Dublin city much more commutable," he says. "We're seeing far more development than heretofore, but we'll have to wait and see if the volume of buyers will be there to match the supply."

It's also benefiting the Curragh area, where a large detached house over 2,000sq ft recently went for €485,000.

"With the Curragh on the doorstep and being right next to the motorway, a house like that can command big money," says McDermott. "There isn't a great supply of homes of that size but when they come up for sale, there can be a bidding war."

Property Hotspot: Newbridge

Two new developments close to the centre of the town at Kilbelin Abbey and Walshestown Meadows are attracting a lot of interest.

Apartments are also in short supply, reflected by strong sales of one- and two-bed units in The Deanery in Kildare town. "The first-time buyers' market is buoyant, as it's cheaper to buy than to rent," says McDermott.

The aforementioned transport improvements are likely to improve prices slightly in 2020 with no more than 2pc likely.
