NOIDA: For further industrial development, the Noida Authority has identified 917 acres that will be acquired by March 31. The authority plans to develop six sectors --161, 162, 163, 164, 165 and 166-- under the phase II of the industrial plan of the city and launch more schemes.
While the industrial area in phase I and phase II is completely saturated, the Noida Authority has started focusing on developing sectors under phase II for future expansion.
While the authority has managed to generate some traction for the industrial sectors situated along the Aqua line (metro link between Noida and Greater Noida) the ones located on the western side of Noida-Greater Noida Expressway are yet to find takers.
Avinash Tripathi, officer on special duty and in-charge of the industrial department at Noida Authority, said that land is being acquired at present across 8 to 10 locations to expand industrial activity in phase II. “We are planning to launch schemes for phase II plots in the next fiscal once the area is developed. Simultaneously, work is on to develop four underpasses to help commuters and working executives to cross the expressway in a seamless manner in order to reach the upcoming sectors,” said Tripathi.
The land department of Noida Authority has earlier organised camps to buy land from farmers, but due to the pandemic the process got stuck. “We are developing a land purchase software module through which farmers and landowners staying in the notified area of Noida Authority, can apply directly. More than 50% of the required land has already been acquired and the remaining will be done within the next five months,” said Santosh Upadhyay, in-charge of the land department and officer on special duty.
The authority is offering an average of Rs 5,000 for a sqm and has been trying to direct the land directly from the farmers after transferring the amount. Earlier, the authority bought land to develop sectors 156, 157, 158 and 159. In fact, 17 plots in sector 158 have been allotted to entrepreneurs in the scheme which concluded on August 21. The villages where land is yet to be acquired are – Gulawali, Mohiyapur, Nalgadha and Dostpur Mangroli.
At Gulawali, authority has been facing some issues and is taking help of the district administration to take over the land after paying compensation under the provisions of Land Acquisition Act, 2013.
